This tier offers residents a vibrant, walkable neighborhood experience at a predictable and affordable fixed rent of $500 per month. The design promotes a strong sense of community, convenience, and access to amenities right at your doorstep. This program is designed for those who are building their careers and families and will benefit from the stability and social fabric of an all-in-one community.

This program is ideal for working individuals, couples, and families who have a steady, moderate income but are priced out of the conventional housing market. It is particularly well-suited for:

  1. Local workforce, including teachers, healthcare workers, first responders, and employees of local businesses.

  2. Young professionals and recent graduates starting their careers in the area.

  3. "Empty nesters" or seniors on a stable income looking to downsize into a convenient, maintenance-free, and social environment.

  4. Families who value walkability, safety, and easy access to shops and services.

Qualifications for this tier?

Eligibility is designed to serve households within the "Low-Income" bracket:

  1. Income Level: The total combined gross income for the household

    1. 1-Person Household: Approx $0 to $83,384 annually.

    2. 2-Person Household: Approx. $0 to $95,296 annually.

    3. 4-Person Household: Approx. $0 to $119,120 annually.

  2. Stable Income: Applicants must demonstrate at least one year of stable income and employment history.

  3. Positive Rental History: A review of applicants' rental history is required, with a strong preference for a record of consistent, on-time rent payments.

  4. Credit Check: A standard credit check will be performed. While a perfect score is not required, it is used to assess financial stability.

  5. Background Check: All adult household members (18+) must consent to and pass a standard criminal and mental background check.

  6. Citizenship: At least one member of the household must be a U.S. citizen or have eligible immigration status.

How to Apply?

Given the high desirability of this model, access is managed through a lottery system to ensure fairness.

  2. Submit Application During Open Enrollment: AdvitCare will announce open enrollment periods for available units. During this window, you must submit one complete household application via the online portal.

  3. Lottery and Prioritization: A randomized lottery will be held to draw applicants. Preference may be given to those who currently live or work full-time.

  4. Eligibility Screening: If your application is selected, you will be contacted to begin the formal eligibility screening, which involves an interview and document submission to verify all information.

What You Need

  1. Proof of Identity: Government-issued photo ID (e.g., Driver’s License, Passport).

  2. Proof of Citizenship/Legal Status: U.S. Birth Certificate, Certificate of Naturalization, or valid immigration documents for all household members.

  3. Income Verification (for all adult members):

    1. One year of consecutive pay stubs or the most recent W-2 forms.

    2. Signed offer letter from an employer.

    3. Benefit award letters (Social Security, pensions, etc.).

  4. Asset Verification (for all adult members):

    1. Three most recent consecutive bank statements for all accounts (checking, savings, investments).
