What is this tier?
This tier provides access to modern, safe, and well-maintained studio and one-bedroom apartments in AdvitCare Housing communities at a fixed, low monthly cost, ranging from $200 to $400. This program is designed to provide long-term housing stability for single individuals who can manage a predictable, low monthly rent but are priced out of the conventional housing market. The fixed cost is inclusive of most utilities, removing the burden of fluctuating monthly expenses and allowing residents to budget effectively.
Who is it for?
This program is specifically for single individuals with a steady but limited income. This includes:
Workers in lower-wage jobs, such as retail, hospitality, or caregiving.
Individuals receiving fixed incomes, such as Social Security, VA disability, or other long-term benefits.
Students or recent graduates who are employed part-time or in entry-level positions.
Any individual who finds it difficult to afford market-rate rent in their community.
Qualifications for this tier?
To be eligible, applicants must meet the following criteria:
Income Level: Annual gross income must be between 30% and 50% of the Area Median Income (AMI) for a one-person household. This ensures the program serves "Very Low-Income" individuals who have some income but not enough for market-rate housing.
Household Size: Must be a single individual (one-person household).
Rent-to-Income Ratio: The proposed rent ($200-$400) must not exceed 35% of the applicant's verified monthly income, demonstrating the ability to consistently afford the payment.
Credit and Rental History: A review of credit and rental history will be conducted. Past issues will not cause automatic disqualification but will be reviewed on a case-by-case basis. A history of positive rental payments is strongly favored.
Citizenship: Applicant must be a U.S. citizen or have eligible immigration status.
Background Check: All applicants must consent to a standard criminal and mental background check.
How to Apply?
The application process for this tier is managed through an online lottery system to ensure equal access.

Submit an Online Application: When a lottery is announced, applicants will have a set window of time (e.g., two weeks) to submit a complete application through the secure online portal.
Lottery Selection: After the application window closes, a randomized lottery will be conducted to select applicants for the available units.
Eligibility Review: If your application is selected, you will be contacted by an AdvitCare leasing specialist to begin the eligibility and verification process, which includes submitting your required documents.

Proof of Identity: Valid ID or birth certificate for emancipated minors.
Proof of Housing Crisis: An eviction notice, a letter from a shelter, or other formal documentation of your homeless status.
Income Verification:
Six most recent consecutive pay stubs.
Signed offer letter from a new employer.
Most recent Social Security, SSI/SSDI, or VA benefit award letter.
Statements from other forms of income (e.g., pension, grants).
Asset Verification:
Three most recent consecutive bank statements for all accounts (checking, savings).
Statements for any other assets, such as retirement accounts or investments.
Proof of Current Address: A current lease, utility bill, or official mail with your name and address.
